Diligence Coordinator (Contractor)

Salary: $72k–$83k

Responsibilities

• Support land and title due diligence for forest carbon project opportunities.
• Coordinate with team members to vet and risk assess transactions.
• Review ownership, signatory authority, parcel IDs, and legal instruments.
• Obtain and review title reports, deeds, easements, mortgages, liens, and encumbrances.
• Analyze ownership structures, land-use restrictions, and identify risks.
• Utilize GIS systems and county mapping resources for verification.
• Summarize findings in diligence reports.
• Flag title defects, encumbrances, or structural issues.
• Partner with teams to resolve risks and close gaps.
• Assist with document review for transaction packages.
• Maintain organized, audit-ready diligence files.
• Coordinate preparation, execution, and recording of easements and agreements.
• Work with legal counsel and external offices for accurate filing.
• Track recording status and maintain records.
• Partner with teams to ensure diligence conditions are met.
• Build and refine diligence checklists, templates, and workflows.
• Identify risks and recommend process improvements.

Requirements

• 3–6+ years of experience in real estate, title, or land acquisition/transaction.
• Experience reviewing title reports, deeds, easements, and encumbrances.
• Understanding of legal descriptions.
• Familiarity with document recording processes.
• Strong attention to detail and ability to manage complex documentation.
• Ability to manage multiple transactions simultaneously.
• Proficiency in Microsoft Office.
